  • How do you find qualified tenants?

    First, we create detailed and attractive rental listing ads that draw viewers in. We post these to a number of websites so as not to miss out on any potential tenants. We run thorough background checks to make sure only the most qualified tenants move into your property. Our effective marketing and leasing strategies result in fewer vacancies and lower tenant turnover rates.

  • How do you screen applicants?

    Our detailed and extensive screening reports first draw an applicant’s credit.  We also do a US wide search of any civil or criminal court convictions as well as sex offenders registry.  We dig further by getting references from  previous and past Landlords and verify stated income is correct.  You want to know if they will pay the rent on time, take good care of your property, and not disturb the neighbors.  We call this "the big 3" and it's our job to answer those questions with each applicant we present to you.

  • How do you collect rent?

    Tenants enjoy the convenience of paying rent on-line through their personal tenant portal.  With the smart phone app it's as easy as texting.  There is no extra fee for e-pay, and many enjoy the reoccurring payment feature.  We have removed the excuse that "the office was closed" or "I was out of town" to receive timely rent payments as our systems allow rent to be paid 24/7 from anywhere.  Some renters still like to pay by check, but this method of payment will cost them a stamp or a trip to our office. 

  • How do I receive financial statements and reports?

    Monthly statements and proceeds are distributed to you by the 10th of every month.  They are also stored in your secure Online Portal which you have access to 24/7. You'll find our statements easy to read and will show you a clear accounting of your property’s cash-related transactions.  

  • How do I receive monthly rent payments?

    We use electronic payments (ACH) to deposit monthly rent directly into your bank account.

  • How do I access my Owner Portal?

    You can access your portal at any time by visitng our owner portal log-in page.

  • I entered my email address and clicked Send Access Email, but haven’t received my email. What do I do?

    1. Check to ensure you are using the correct email address. It must be same one you have on file with Brown-Carrera Realty.

    2. Check your spam or junk folder to ensure it was not incorrectly filed by your email program.

  • How do you maintain my property?

    We conduct property inspections and take measures to assure your property is always properly maintained in accordance with the lease. Our emergency line is answered 24/7 to both assist and limit additional damage from occurring.  Tenant can also report non-emergency repairs on-line, by email 24/7, or by phone during business hours.  We understand that this is our job, to take these calls so you don't have to.
